OK, how are you guys paying 4k+ at signing and saying that you didn't put any money down? Are these MSDs? Or paying tax in advance?
There's no way that inception, dealer fees and registration amount to 4K.

It's probably me, but I don't put a penny down on a lease and the only thing a dealer gets is my beautiful signature. I ran some numbers on a few of these deals and I think the implied residuals are kinda low or the MF was marked up.
BUT, if you want a new car that is in demand, you have to eat it... That's how supply and demand works, right.

Rallye BMW, talk to Gabriel Hale and tell him Gary Lam recommended.

This is my 1st BMW so I didn't get any BMW owner incentive. He gave me good deal maybe because I also leased from Rallye Mercedes.

A down payment is a capital cost reduction. The 4k referenced is most likely sales tax, Acq/bank fee, DMV fees and first month payment. You can then choose to roll the sales tax into the monthly payment if you want.
